Elm Creek North is located on the north side of Hwy 290 between Manor and Elgin.  Parcel 1 contains 193 +/- acres of land available for residential development. Adjacent is Parcel 2 with 60 acres for residential development plus 25 acres for retail development.  Although the land is located in Travis County, it is in the ETJ of Elgin and the Elgin Independent School District.  A development agreement with Elgin grants development authority to Travis County.

Parcel 1 is planned, but not platted, to include approximately 1,200+/- residential home lots of 40 foot width or greater.

Elm Creek Subdivision - Centex Homes purchased all of the Elm Creek land located on the south side of Hwy 290 and has developed a 670 lot subdivision directly across the highway from Elm Creek North.

All of the Elm Creek development on both sides of Hwy 290 is part of the Travis County Municipal Utility District No. 14. Through the MUD, water is provided by a wholesale water agreement with Aqua Water Company and a wholesale sewer treatment agreement with the Elgin Sewer System. As a consequence, the water and sewer tap fees are minimal and payable only to the MUD. Through the bonding capacity of the MUD, developer reimbursements are available for the internal development costs of water, sewer and drainage.
